The Challenge: Saving York’s Victorian Heritage
Constructed in 1890, the main school building was designed by Walter Brierley, one of York’s most distinguished architects. After serving the local community for over a century, the school closed in 2002, leaving the buildings vacant and deteriorating.
The primary challenge for this listed building conversion York was to make a Grade II listed structure viable for 21st-century living. We needed to balance modern family requirements with the preservation of Brierley’s original architectural coherence, particularly the tall classroom windows, wide central corridors, and robust Victorian brickwork that made the design so distinctive.
The Design Solution: From Schoolroom to Family Home
Our design philosophy was rooted in the sympathetic conversion of listed buildings. We began with a restoration-first approach, carefully removing unsympathetic later 20th-century additions to reveal and repair the original Grade II historic fabric.
To protect the character and proportion of the original classroom windows, each dwelling unit within the converted school incorporates a cleverly designed mezzanine floor. This solution provides practical first-floor accommodation while allowing for stunning, double-height living spaces at ground level.
New Meets Old: Contrast and Complement
This project also demonstrates our expertise in creating a contemporary extension listed building. We introduced contemporary new-build dwellings grouped tightly on either side of the existing nursery building. These two-storey properties were carefully massed to respect the historic setting. By drawing on proportions, composition, and detailing that reflect aspects of the listed building without directly copying it, we achieved a nuanced design that contrasts with the historic fabric whilst remaining visually complementary.
Sustainability and Community at the Heart
As a brownfield residential development York, sustainability and community integration were central to the brief.
- Sustainable Design: Demonstrating our role as a leading Code for Sustainable Homes architect, the new-build elements achieved Code for Sustainable Homes Level 3***, while the residential conversion achieved an Eco-Homes ‘Very Good’ standard.
- Public Open Space: We dedicated approximately 26% of the site to amenity open space, significantly exceeding local planning requirements.
- Community Place-Making: Shaped by extensive community consultation, the final scheme features a central publicly accessible landscaped courtyard, a new pedestrian through-route from Shipton Street to Newborough Street, and a dedicated community ward facility.
This landmark heritage-led residential regeneration scheme successfully transformed a vacant, deteriorating asset into a highly sustainable, human-scale residential neighbourhood that honors York’s rich architectural history.
