Award-Winning Contemporary Extension at Dalton Terrace, York

Completed in 2009 and winner of the prestigious York Design Award, this ambitious project transformed a traditional Victorian townhouse into a stunning, light-filled family home. Located on Dalton Terrace, the property sits within York’s strict Central Historic Core conservation area.

The Challenge: Light and Heritage Constraints

Historic terraced townhouses often suffer from dark interiors. For this property, the principal objective was to introduce much-needed natural light into the dark, northeast-facing rooms at the rear of the dwelling.

Expanding the footprint also meant navigating complex local planning regulations. Because the site is located within an Area of Archaeological Interest known for extensive Roman burials, the project required a strict archaeological watching brief during ground works. As experienced architects in York, Fining Associates successfully secured planning approval for a highly contemporary addition within a deeply sensitive historical context.

The Windfall Gain: Unlocking the Basement

One of the most significant triumphs of this project was the windfall gain of the lower-ground floor. We transformed an otherwise dark and restricted “half-basement” into a highly valuable, self-contained basement flat. Retaining a four-bedroom dwelling in the main house while simultaneously creating an independent flat in this highly sustainable, walkable city-centre location added immense practical and financial value to the property.

The Architectural Solution: A Double-Storey Glazed Atrium

To solve the lighting challenge and maximize passive solar gain, we designed a striking double-storey structural glass extension that occupies a recessed area at the rear of the property.

A major structural alteration involved removing the existing rear wall entirely behind the new glazed facade. This bold move allowed us to create a dramatic 1.9-metre deep void over the basement level. This architectural void, paired with structural glass guarding on the ground floor, allows an abundance of natural light to flood seamlessly downward, making the basement flat feel exceptionally bright and expansive.

Bespoke Contemporary Interiors

The bold, structural glazing on the exterior gives way to a highly contemporary interior. The five-storey property now boasts:

  • A stunning bespoke aluminium and steel staircase.
  • Unique modernist interior doors inspired by the artwork of Mondrian.
  • A bright, striking kitchen complemented by sleek terrazzo flooring.
  • Clear, unobstructed views of a beautiful, spacious garden.
